BP Homeowners Association – Voluntary

The original builders of Biltmore Plantation did not create a formal/official homeowners association (HOA), therefore in the first few years after the subdivision was built, the homeowners themselves established the Biltmore Plantation Homeowners Association (BPHA), complete with officers and by-laws.  BPHA business meetings are help twice annually at the home of a resident, open to all BP residents (only members can vote, however), and the meetings also serve as a neighborhood social activity.  BPHA officer elections are held annually during the October meeting.

Community Property

The BP builders also did not establish any community pool or recreation center or common area property other than the three center islands at the front entrance.  The BP builders did provide a beautiful front entrance design of which the BP residents are proud, which encompasses not only the three center islands but the structures (stone columns and fences) on the islands and also on the adjacent front side private property corner lots as well. The curbsides of all subdivision roads (including those at the subdivision entrance) are the private property of the connected homeowners.  Easement land under Georgia Power lines near the front entrance is also included in the private property lots of the four adjacent homeowners.

Dues – Voluntary

Because BPHA is a voluntary, informal HOA, unlike most typical subdivisions with a formal HOA, membership dues are voluntary, $100 per household, due at the beginning of each fiscal year (October 1).  The dues collected are utilized for landscaping and maintenance of the three entrance islands, electricity and water usage for the front island, maintenance of the structures, electrical and sprinkler system of the front island and also the matching fences and matching stone columns along the Biltmore Woods Drive curbsides of the front entrance including those under the power lines.  In addition, seasonal decorations costs on the islands are covered by the dues and, when needed, so are costs for any major repairs or renovations for the front entrance.  Other regular miscellaneous covered costs include those associated with publication and distribution of the BP Directory, BPHA Newsletter and BP Flyer. Dues are not used for any social activities held by BPHA.
